The Lion is coming to get us. Let’s get prepared to better ourselves!

As we fast approach the end of 2019, it may be time to reflect on the year and how the real estate sector and in particular second homes have performed.

Reading Mark Stücklin latest article in Spanish Property Insight he concludes that the market for second homes has turned negative (year on year as a percentage) for the first time in many years. He also makes the case as to why, talking about tailwinds weakening.. (changing demographics, European integration, the democratic Spain, cheap money, low cost air travel, investment opportunities, saving on holidays, renting property when not in personal use).. and headwinds getting stronger… (Environmental concerns with over building, probability of more expensive air fares, global warming making northern Europe hotter in the summer, Spanish prices increasing, control over holiday rentals, and of course Brexit as UK nationals are the largest foreign buyers in Spain).

Noll Sotogrande, is a serious real estate agency focusing on Sotogrande, and as such not immune to the rise and fall of the supply and demand tide that affect the overall market. However, in reality I see this as an opportunity. It reminds me of an old anecdote I heard when living in Africa. It goes like this: “Two men are camping on the African savanna. In the dead of night, they hear a lion roaring. Immediately one of the men suggest they should run for a tree and begins to put on his trainers. The second man then remarks… I don’t know why you are wasting time putting on shoes, the lion can out run you easily. The first then replies, …yes I know, but I do not need to outrun the lion, all I have to do is out run you!”

So, if the headwinds are getting stronger, and tailwinds weaker, it is the same for all agents in Sotogrande…that is the lion coming for us!!!

What we must do therefore is run faster than our competition. This means better service, better advice, better listings, better response, better visibility, better advertising, better customer care, better social media, better everything.

Times like these make us all focus on our businesses. In doing so our customers both vendors and buyers will benefit.
