How will the energy Certificate affect Sotogrande homes?
The new European Energy Efficiency Directive was adopted on 23 March. What does this mean for us in Sotogrande?
Here is a brief overview of the new GEG amendment (Building Energy Act): From 1 January 2024, all newly installed heating systems (whether in new or old buildings, residential or other buildings) must use at least 65% renewable energy. According to the new EPBD, from 2030 all new buildings (i.e. villas, apartments, townhouses) must fulfil the standard of a “zero-emission building”, i.e. no longer have any emissions from fossil fuels. For public buildings, this standard will already apply from 2028.
But that’s not all! It’s not just about the buildings of the future. It’s also about the buildings that have already been built. This means that a large proportion of existing homes will need to be significantly improved to reduce CO2 emissions.
This naturally leads us to the urgent need for refurbishment and renovation. It is important to adapt to these changes and build a more sustainable future. We will be watching to see how these new regulations develop and how they will affect our community in Sotogrande in the coming years: it’s time to make a difference in the world of building and sustainability and ultimately make ourselves more self-sufficient, eventually lower our costs, and it will certainly increase the re-sale value of our homes.
