Upon completing the purchase and signing the title deed for your Sotogrande home, you officially assume ownership. The community association will  reach out upon receiving the change of ownership notification from your legal representative.

I highly recommend assembling a comprehensive property dossier to organize all pertinent documents related to your new asset.

  1. IBI (Impuesto sobre Bienes Inmuebles): This annual property tax is due by October 11th each year and covers municipal services. Setting up direct debit payment is advisable.
  1. Rubbish Collection: Arrange for direct debit payment through your lawyer.
  1. Energy Certificate: Obtain this certificate to demonstrate your property’s energy efficiency, particularly if you plan to rent it out.
  1. Floor Plans: Keep these on hand for reference during decoration and furnishing, as well as for potential buyers in the future.
  1. Copy of Passport
  1. NIE Document (Número de Identificación de Extranjero): Essential for any significant transactions or contracts in Spain, even if you just buy a washing machine!
  2. Inventory List: Helpful for tracking newly purchased items and maintaining a comprehensive record of your property’s contents.
