Americans buying a house in Spain has usually been limited to Latin Americans, and most commonly wealthy “Latinos” escaping left-wing governments hell-bent in recovering their assets including property and businesses. Lately the trend has moved to US citizens, maybe from Latin origins but nevertheless, US citizens, who may not necessarily be escaping political turmoil, but who see a home in a European country attractive, and in particular, a southern European country that offers good weather, food and security.

According to Mark Stücklin (Spanish Property Insight) buyers from the USA are revolutionizing the Spanish real estate market, both the primary and holiday homes, with significant increases in year-on-year sales, although the base may be small. It appears preference is for Andalucía, which includes Marbella, Malaga and Sevilla.

If Americans are becoming a significant percentage of foreign clients in the high-end market in Andalucía, we in Sotogrande have yet to see this trend. Having said that it must be acknowledged that Sotogrande generally follows the trends in Marbella. So, we at Noll Sotogrande are preparing ourselves in anticipation.

Strong dollar and direct flights to Málaga are attacting US citizens to live in Spain.
It appears that the strong US dollar and direct flights to Spanish destinations such as Malaga are a key factor supporting the trend. Additionally, the absence of weekly news about gun violence serious political divide, and the promise of a Spanish lifestyle helps in decision making. Another key factor are schools.
Two other factors should also be noted. Firstly, International schools now offer International Baccalaureate diploma which allow kids to enter universities in most countries globally. And the now well know Golden Visa, permits Americans to reside in Spain if they invest in the country. Real Estate acquisition is one of the principal forms of investment killing two birds with one stone a home and a resident’s VISA.
