Priorities are reversing when it comes to a rental or buying brief. At the top of the list are things that make living and working from home more comfortable for all in the family.

Reading several reports on the internet I can see the considerations both buyers and rental clients have in the big cities are similar to those of my clients in Sotogrande. 

Whilst living close to a bar and restaurant, or a non-essential shop may have been a high priority, in future this requirement may no longer be so high up the priority list. Similarly, having access to close commuting options such as train stations, is not as important in our new “hybrid” way of living. Commuting in Sotogrande may not be such a significant priority, but closeness to Gibraltar, and airports with cheap flights to destinations all over Europe such as Malaga airport is a real consideration for those wishing to live in our area.

High on the priority list is space.

Space for a good home office. This is particularly important for parents with children. Also important was sizes of certain rooms such as the bedroom and space to be able to do some element of home fitness. Of course, children’s playrooms and bedroom size are also very important as they double up as home schooling area.

Outdoor space is also critical, particularly for elder applicants as they need a garden. Many of our recent applicants are requesting a townhouse rather than an apartment solely due to the fact a townhouse offers private outdoor space.  


In summary, features which have become more important post-Covid for Sotogrande buyers:

  • Gardens or open terraces
  • More space (square meters)
  • Ahome office
  • Bigger bedrooms
  • Being near public garden/ green space/ woodlands.
  • Having an easy commute to your workplace
  • Being close to local shops/pubs/bars and restaurants is less important.
